Our Approach to Contracts

Competitive Bidding Process/
Fixed Price Contract

  • The competitive bidding process is our most common, and the traditional approach to construction contracts, where the client solicits bids from multiple builders and selects the lowest bidder. This approach can result in a lower price for the project initially, but may not result in the best value over the duration of the contract or highest quality work. QBuild is very thorough throughout the tendering process, aiming to give you an accurate reflection of actual costs.

  • Lower price: By soliciting multiple bids, the client can select the lowest bidder and potentially save money on the project.

    Competitive market: Builders are forced to compete with each other for the project, which can result in better pricing and more thorough proposals.

    Greater choice: By soliciting multiple bids, the client has a wider range of builders to choose from, which can lead to finding the best fit for the projec

  • Quality concerns: The lowest bidder may not always provide the best value or highest quality work, leading to potential issues down the line, particularly if the contractor did not do due diligence at Tender Stage. Also, some High quality builders will not submit time consuming tenders.
    Another potential drawback of the competitive bidding process is that some higher quality companies may choose not to submit a bid if they believe that budget companies will undercut them. This could result in the client not receiving bids from the most qualified or experienced builders, which could impact the overall quality of the project. If the selected builder is unable to deliver the promised quality work within the budget, there may be unexpected costs due to project delays and construction remediation.

Negotiated Contract

  • A negotiated contract is an agreement between the client and the builder where the terms and conditions of the project are negotiated between both parties. This approach allows for greater collaboration between the builder and the client and often results in cost savings and a more efficient construction process.

This process can be streamlined by having a professional Quantity Surveyor on team, who is able to compare prices to industry standards to ensure that you achieve fair value for money.

Design and Build

  • How it works: Design and build is a contract model where the client contracts with QBuild to provide both the design and construction services for the project. With our network of Expert industry professionals we can put together the team right for your build while maintaining responsibility for both the design and construction of the project, providing a one-stop-shop for the client.

  • Single point of contact: Design and build provides a single point of contact for the client, which can help streamline communication and reduce the potential for conflicts between the design team and the builder.

    Faster project delivery: With the design and construction teams working together from the outset of the project, the construction phase can begin earlier than in traditional project delivery methods, potentially reducing the overall construction timeline.

    Cost savings: By having a single entity responsible for both design and construction, potential conflicts between the designer and the builder can be avoided, which can result in cost savings.

  • Short answer, 'Yes!' At QBuild, we are happy to work alongside your specialist suppliers and installers. We understand that every bespoke home we build involves multiple specialist elements that need to come together. We will work with you to agree on the best approach to these elements, including the contractual arrangements and warranties, to ensure a smooth running of the contract and to ensure that you get what you want. As the main contractor, we can manage these elements within the build schedule, and we are also happy to discuss other ways of integrating specialist components, such as high-end appliances, structural glazing, or unique finishes.
